Great Ideas for Your Home

What does it really take to build a house?

Today's new homes reflect changing market preferences and integrate elaborate designs and consumer desires into the floor plans and construction of the homes.

Successful home builders have the knowledge, organizational skills and drive to build quality homes. They also possess the understanding of a home's complex systems and new technology, and can give you an accurate bid for submitted plans and specifications of the homes features.

Many potential homebuyers start the process of bidding their plans by using the equation of cost per square foot. You cannot purchase a home or remodeling project by this equation, just as you cannot buy a car by the pound.

Square foot cost varies from one home to another based on specifications, design components, size, lot characteristics and amenities. Without a set of plans to review with specifications, a square foot cost estimate has no basis for certainty. No two custom homes and no two remodeling projects have the same per foot costs.

Read and compare the detailed specifications submitted to you by the builders to determine what you are getting for each dollar spent. Many builders and remodelers will provide you with a detailed estimate that shows exactly what each segment of your new home or remodeling project should cost. In many instances, you will receive allowances to select items of your choice such as cabinets, fixtures and carpet. Any credit balances go on your account.

Remember that cost is dictated by project plans, specifications and market conditions. Many customers come up with plans or expectations that exceed their budget. The more elaborate the design - the more corners, the more complex the roof configuration, the more elaborate the trim or hardware - the more dollars are required for construction.
